Dallas Real Estate Law – What makes a good realtor?

Dallas real estate law firm Norcross & Associates answers:

What makes a good realtor?

As a real estate law firm in Dallas, we have handled countless real estate transactions in Texas.  Although it is not essential that you work with a realtor, an experienced and ethical realtor can be one of your biggest assets in your real estate deal.

Benefits of Working with a Realtor

A realtor should know the market – A local Dallas realtor with a well-known company who has an excellent reputation in the community and among peers will be able to determine the correct market value of a home.  This is essential so you don’t overpay for a home you are seeking to purchase, or under price the home you want to sell.  Also, a realtor who knows the local Dallas real estate market will be privy to the new homes on the market the minute they come on the market.

Dallas real estate brokers can research communities and schools – This is especially helpful to families with children relocating to another state.  A realtor will match your school, community, and transportation needs to towns they service, or refer you to a realtor in a different area that can help you find what you are looking for.

Realtors facilitate inspections, etc. – There is nothing more helpful in a transaction than a realtor who is an active participant in their client’s purchase or sale.  A realtor can facilitate and should be present for the appraisal, home inspection, pest inspection, and municipal inspection.  Additionally, a realtor should arrange for repair estimates; and follow-up on the dates specified in the purchase contract.

Real estate agents help find you a home you can afford – A realtor who helps a buyer find a home should listen to their client at the very beginning and help them determine a purchase price they feel comfortable with.  Then, he or she should give you at least three names of lenders they trust for you to speak with.  The lender should explain the programs that are available to you, as well as home affordability, interest rate and closing costs.  A Dallas real estate attorney can review the information from the lender you have chosen to work with to make sure you understand the terms and conditions of the loan.

Your realtor can have multiple designations, a million dollar agent, and be licensed for 25 years.  However, their services are not a substitute for retaining a real estate attorney for your transaction.  A real estate attorney will negotiate on your behalf, know Texas real estate law, and have your best interests at heart.
